Encuentro Square is a two-phase development for predominantly mixed-income multifamily residences. Phase 1 included the first two buildings, to be designed by Canopy Architects; Phase 2 includes a third two-tower building to be designed by others.
MEPIS was commissioned by Canopy to provide MEP/FP services for Phase 1. Under this phase was the construction of two buildings. Building 1 is a 4-story, 51,970 SF building for 32 apartment units and amenity spaces. Building 2 is a 6-story, 75,850 SF building for 57 apartment units and amenity spaces. The engineering scope of work included HVAC systems, electrical power distribution, branch outlets, lighting systems, plumbing systems, and fire protection.
The building was designed in compliance with Chicago’s Sustainable Development Policy, with a LEED Silver/Gold target for the compliance path. Additional challenges for the building design included the requirements for new incoming services for Electrical, Plumbing, and Fire Protection systems.
